Every lodge at Marwell Court is built by Victory Leisure Homes to full BS3632 residential specification, for twelve-month occupancy. Layouts run from two to four bedrooms; the final selection for the first release is confirmed at reservation.

Ownership

How owning here works.

The licence

You own the lodge outright. The plot is held under a holiday licence with an annual pitch fee — and because the purchase is in the lodge rather than the land, no Stamp Duty is payable.

The licence is assignable, so you can sell on. The estate keeps the freehold and maintains drives, gates, lighting and landscaping.

Occupancy

Occupy in any month. It cannot be a sole or principal residence, so owners keep a main address elsewhere.
